What an area to live out the duration of our lives; we were blessed! My wife and I participate in many active & spirited community activities, all while living a very holistic lifestyle. Many borrowers, whether inexperienced first-time home buyers or experienced buyers seeking a competitive rate, rarely understand the movement of mortgage rates and the conditions that change rates so quickly. Part of my introductory presentation is providing that education so borrowers can interpret and realize rate changes in advance. Many borrowers are quoted rates, only to make inquiries just a day or two-- sometimes even hours-- later, and find out rates have changed. The normal reaction toward the loan officer is, "You’re not playing honestly." When I start a relationship with a client, forwarding a Loan Estimate of closing fees, that includes a dated rate & term, I accompany the LE with the index of the 10-Year Treasury Note via CNBC for that same day & time (see link to the side). The 10-Year Treasury Index is an indicator that mimics the direction of mortgage rates and other financial products. This index moves like the Dow Jones Industrial Average which monitors the direction of the stock market. The 10-Year Treasury Index provides borrowers with a sense of the direction of rates until they find a home, close on their home, or lock the rate for a specific period in advance. This tool helps to avoid a misunderstanding between lenders and borrowers when quoting rates, yet few lenders provide this simple piece of information. The home purchase process is detailed, including shopping for the home, lending criteria & the procedure (underwriting purchase, closing, moving, and settling into a home); An unexpected rate increase can be devastating.
