Oasis Appraisals is a cutting-edge home appraisal service that leverages the latest technology to provide accurate and efficient appraisals. With the help of our innovative tools and methods, we can appraise residential properties quickly and with the utmost precision.

Oasis is a family-owned and operated appraisal business. Our Senior Appraiser, John Mangen, began his career in Minnesota in 2001 and has been in Arizona since 2003. His wife, Brenda, started as an appraiser in 2000 and, after ten years, transitioned to being the business manager. His son, Jesse Mangen, has been working in the industry for as long as he can remember and became an apprentice appraiser to his dad in early 2022. 


 What's an Appraisal?

Residential real estate appraising determines a property's value. Residential includes the following property types: house, condo, manufactured home, townhome, duplex, triplex, or fourplex. The appraiser observes the property thoroughly, considering various factors such as its location, size, condition, age, and amenities. 

The appraiser will research recent sales of comparable properties in the area to determine a fair market value for the appraised property. This is known as the Sales Comparison Approach, one of the most commonly used residential real estate appraising methods.

Other methods that may be used include the cost approach, which considers the cost of building a similar property from scratch, and the income approach, which is primarily used for rental properties and considers the potential rental income generated by the property.

Once the appraiser has gathered all necessary information and completed the analysis, they will prepare a comprehensive appraisal report that includes an explanation of their findings and the final estimated value of the property.

Residential real estate appraisals are typically required for various reasons, such as when buying or selling a property, obtaining a mortgage or refinancing, settling an estate, or for tax purposes. The appraisal process ensures that the property is sold, leased, or financed at a fair market value.
